Annual air conditioning servicing and maintenance
An air conditioning system that is serviced once a year runs more efficiently, smells cleaner, lasts longer and keeps you within the terms of most manufacturer warranties. We service systems we have installed and systems fitted by other installers.

What an annual service includes
- Indoor unit filters removed, cleaned and refitted.
- Indoor coil and fan cleaned and treated to remove dust and the build up that causes musty smells.
- Condensate tray, drain line and any condensate pump checked and flushed.
- Outdoor unit coil cleaned, fan and mounting checked, debris cleared.
- Operating temperatures and pressures recorded in cooling or heating mode to confirm the system is performing as it should.
- Visual check of pipework insulation, trunking and electrical connections.
- A written service record for every system, which you keep for warranty purposes.
Leak checks and F-Gas
- Under the F-Gas Regulations, systems holding refrigerant above a set CO2 equivalent threshold must be leak checked at set intervals by a certified engineer and the checks recorded. Many larger commercial systems fall into this category.
- Our engineers are F-Gas Category 1 certified and the company is Refcom registered, so leak checks and records are carried out and documented to the required standard.
Servicing for businesses
- Offices, salons, shops and restaurants can have every system serviced on a planned annual visit, booked around trading hours.
- You receive a record for each unit, which also helps when landlords, insurers or auditors ask for maintenance evidence.
Brands
We install systems from Daikin, Mitsubishi Heavy Industries, Mitsubishi Electric, Hitachi, Samsung, Clivet and Sinclair, and recommend the one that fits the job.
Common questions
How often should air conditioning be serviced?
Once a year for most homes. Busy commercial spaces, kitchens and dusty environments often need two visits a year.
Do you service systems you did not install?
Yes, as long as we can get the parts and information for the make and model. Tell us the brand when you enquire.
Does servicing affect my warranty?
Most manufacturers require regular maintenance by a qualified engineer for extended warranties to stay valid. A written service record is your evidence.
